We attend, inspect and document the roof as it stands. Minimum twelve timestamped photographs and a signed report. Day 1 of the record.

Scheduled inspections
We come back on your schedule, inspect, carry out the maintenance included in your tier, and issue a signed report. Every visit joins the file.

Documentation when it counts
Your history stays available — in the client app on Guardian and Prestige, or on request any time. Claim, sale or tenant dispute, it is there.
The visit, start to finish.
Before we arrive
You get a confirmation with the date and an arrival window. You do not need to be home — most homes just need side gate access to the roof. For a rental we coordinate directly with the tenant or the property manager, with the notice periods a tenancy requires.
Access and safety
Every visit starts with a safety assessment. Roof pitch, surface condition, weather, tie-off points, ladder placement. If it is not safe to walk the roof that day — wet tiles, high wind, a surface that will not hold — we say so, document why, and come back. Nobody's insurance record is worth a fall.
The inspection itself
We work through the roof zone by zone rather than wandering around it: ridge capping and pointing, valleys, flashings and penetrations, the general tile or sheet field, gutters and downpipes, and anything the roof carries — solar, aerials, air conditioning. Each zone is graded and photographed.
Most standard homes take 45 to 90 minutes on site. The Initial Condition Assessment takes longest because it sets the baseline everything else is measured against.
The maintenance
On Guardian and Prestige, minor maintenance happens on the visit — gutters and valleys cleared, a slipped tile re-seated, a small penetration resealed, a blocked downpipe cleared, minor flashing and silicone touch-ups. It is included, not quoted.
If we find something bigger, you get told the same day with photographs, and a separate written quote. You are never obliged to use us for the repair. The report is yours and you can take it to whoever you like.
The report
Written up after the visit, not scribbled on the tailgate. It carries a unique reference number, the address, the date and time, the weather at inspection, the zone-by-zone grading, the photographs, and the signature and QBCC licence number of the roofer who was up there.
It reaches you within two business days, and it goes into your permanent record. See a full sample report.
Grading, plainly
Sound — no action needed, documented as it is.
Monitor — early wear. Not urgent, but we will photograph it again next visit and you will be able to see the change.
Action — needs doing. Included in your tier, or quoted if it is beyond minor maintenance.
Weather delays
South East Queensland being what it is, visits get moved. If we reschedule you keep the same inspection count for the year — a delayed visit is not a skipped one, and your record does not get a gap in it.
After a storm
Prestige includes priority post-storm response within five business days of a confirmed severe weather event. On Essential and Guardian it is $189. Either way the inspection is documented the same as any other, which is exactly what makes it useful afterwards.
What a subscription doesn't cover.
Better to know now. If any of this is what you need, say so and we will quote it properly or point you to someone who does it.
Major repairs
Full re-bedding and re-pointing, replacing sheets or large tile sections, structural work. Found on inspection, quoted separately, 10% off labour for subscribers.
Restoration or replacement
We are a maintenance and documentation service. If the roof needs restoring or replacing we will say so plainly, in writing.
Internal ceiling and water damage
Anything below the roof line — ceilings, cornices, insulation, plaster. A builder's or an insurer's job, not ours.
Solar servicing
We inspect and document around the array and note anything of concern. We do not clean, remove, refit or service panels.
Emergency call-outs
Priority post-storm response is a five-business-day commitment, not a 24-hour emergency service. We are honest about which one we are.
Any promise about your claim
We produce documentation. Whether a claim is paid is decided by your insurer on your policy. Any roofer who says otherwise is selling something they cannot deliver.
